Niva – The Rooted Heaven is a private luxury villa near Udaipur, Rajasthan. The entire property — two bedrooms with sunken bathtubs, a private pool, a mountain-view terrace and a bonfire court — is booked by one group at a time, with no shared spaces and no overlapping stays.
Built by one family, in lime plaster and stone
Niva sits near Morwaniya village in the Aravalli foothills — stone walls, open courtyards and unobstructed mountain views, fifteen kilometres from Udaipur and a world away from it.
The interior walls are finished in tones drawn from Rajasthan's traditional lime plaster — the sun-warmed surface used on the region's forts and havelis, which only deepens with time. Rather than build another generic villa, the family chose that fading craft as Niva's signature.
